In order to protect your property and the tenants living in it, an electrical safety inspection should be carried out annually to help highlight any issues or potential hazards that need to be rectified.

At CEPCplus, our team of qualified electrical surveyors are here to provide thorough inspections to ensure that all of your electrical appliances and installations are functioning as they should be, without fault.

If you’ve booked an electrical safety inspection with us, or you need to book your survey soon, here are a few things you may wish to know prior to the service.

What Does an Electrical Safety Inspection Involve?

Our Sunderland electrical safety inspections are always carried out by a member of our specialist, and fully-qualified team.

It is important to make sure your inspection is provided by a legitimate contractor as local authorities and letting agents will only accept EPCs issued by a qualified team (such as ourselves).

Once the electrical safety inspection is complete, our engineer will provide an Electrical Installation Condition Report (EICR) which will indicate whether your property is electrically safe or not.

What Does the Electrical Safety Report Contain?

Your EICR will document any defects or areas for concern that are found in your property. This can range from immediately dangerous to minor faults and recommendations for safety improvements.

If your report states that you require immediate work completing as a result of the electrical safety inspection, the report will contain a detailed account of what needs doing which can be passed on to any reliable electrician.

Why Do I Need One?

As of April 2020, it is now mandatory for landlords to have electrical safety inspections every 5 years. To ensure the safety of their property and their tenants.

  • The purpose of the inspection is to:
  • Reveal any potential fire hazards or electric shock risks
  • Identify any faulty electrical work
  • Detect any lack of earthing or bonding
  • Pinpoint any overloading of electrical circuits or equipment

Arranging an electrical safety inspection for your property is best practice for landlords, so if your current EICR is close to its expiry date, give our Sunderland EPC experts a call today.
